Rooflight replacement, or just the failed panels?

You notice it on the floor first, where it's darker than it used to be, and up top the panels have yellowed or cracked. That's when rooflight replacement is due, and a failed fragility check says the same thing. Old industrial rooflights won't hold a person's weight, and they let water in.

We grade every panel on the survey, then match the job to what we find. A few failed panels get changed on their own, while a run that's aged together gets renewed in one go with new GRP rooflights. Where you need the roof safe to walk on, non-fragile rooflights bring it back in line. Flashings and the weathering details get renewed around each new panel, so the joints seal as one.

You get the graded panel schedule on paper, so you can see exactly which rooflights we're changing and why. The programme and price are fixed before a single panel comes out.

Survey and condition check

We check every rooflight for age, fragility and worn fixings. Then we tell you what has to change now and what can wait.

Like-for-like GRP rooflight replacement

We take out the failed in-plane rooflights and fit new GRP panels matched to your profile. The roof line stays even and watertight.

Non-fragile upgrade

Fragile or worn-out rooflights get swapped for non-fragile rated units. That puts the roof back in line with current access and fall-protection standards.

Daylight panel repairs

Where only a handful of panels have gone, we change those and leave the rest. No re-sheeting the bay.

Flashings and weathering detail

We renew the lap seals, the fixings and the flashings around each new panel. The joint stays sealed.

How a rooflight replacement runs

Five steps take you from the fragility check to a watertight handover, worked bay by bay.

Free site survey and fragility check

We get up on the roof and go over every rooflight for cracks, yellowing, brittleness and worn fixings. We take down the profile and the panel size while we're there, so the new units match. You end up knowing which industrial rooflights have to change now and which have life left in them.

Written specification and unit match

You get a written specification. It names the GRP or polycarbonate units we'd fit and says whether a non-fragile rated upgrade is needed. You also get the start date, how long we'll be, and the price. Every panel is matched to your existing roof line, so the daylight comes back without re-sheeting the bay.

Access and safety planning

Fragile rooflights are what people fall through. So before anyone goes up, we plan the access, the fall protection and the method statements under the Work at Height Regulations 2005 and CDM 2015. On a working site we agree the work area and the timing with you, so production carries on and the people underneath stay safe.

Panel-by-panel replacement

We work bay by bay, lifting only the failed units and fitting the new ones into the existing sheets. The roof around them stays exactly where it is. Nothing gets stripped that didn't need to come off, so the disruption and the cost stay down.

Weathering and handover

We seal the laps, the fixings and the upstands around every new panel, then check each joint is watertight before we come off the roof. The roof line ends up even and tidy. You get the workmanship guarantee and the system product guarantee with the handover.

Frequently asked questions

It's an in-plane panel set into an industrial roof to let daylight through, usually made of GRP or polycarbonate. They crack, yellow and go brittle with age, and once that happens they leak and they fail safety checks.

No. Old or fragile rooflights won't take a person's weight and shouldn't be walked on. We swap them for non-fragile rated units, which brings the roof back in line with current access and safety duties.

The two words overlap. On an industrial roof we mean in-plane rooflights, set within the roof sheets, rather than the sort of domestic skylight you'd have at home. We replace them like for like, so the roof line stays even and watertight.

Just the failed panels, if that's all that's gone. We swap them individually and leave the rest of the bay alone, which keeps the roof intact and the cost down. The new units are Brett Martin GRP.

New rooflights let more daylight in than yellowed ones, so the lights on the floor go on later. Non-fragile units make the roof safer to walk on as well. We match the replacement to your existing profile, so the roof stays weathertight.
