About

Established in 2018, we operate as industrial roofing and cladding contractors specialising in extending the lifespan of properties across Scotland and the north of England. Backed by leading industry accreditations including NFRC, CHAS Elite, SafeContractor, and CITB, every project begins the exact same way: with a comprehensive site survey and a transparent written specification. We quote the structural reality of the building, giving estates and facilities teams total cost certainty before any physical repair or installation work begins on their roof.

Services

Industrial roofing and cladding services across Scotland

From refurbishment through to full replacement, we deliver roofing and cladding solutions that match the condition of the building and how it is used. Every recommendation is shaped around what the building actually needs, with work planned to minimise disruption wherever possible.

1

Overcladding

Light grey profiled metal roof sheets with fixings, wet after rain, during overcladding at Phoenix Medical, East Kilbride

Overcladding recovers a worn but sound roof or wall without stripping it. We fit a new insulated outer skin straight over the existing sheets, lifting weather performance and insulation without a full strip-out.

2

Flat Roofing

Aerial view of a new dark grey profiled metal roof with vent pipes and white edge trims on an industrial unit

A flat roof depends on a sound covering and water draining off it cleanly. We survey first and diagnose the faults, from ponding and blistering to failed upstands, then refurbish or replace the covering on any kind of flat roof, in single ply, EPDM or built-up felt.

3

Roof Replacement

When a roof has reached the end of its life, replacement is the honest answer. We strip the failed covering and re-roof in industry-leading insulated panels or built-up systems, specified to current Building Regs. We specialise in phased works, keeping live buildings operational and weather-tight at every stage.

4

Cladding

Scaffold handrail along the edge of the light grey metal roof at Phoenix Medical, East Kilbride, with the yard below

Cladding is the building's outer envelope, across both roof and walls. As cladding contractors we install and replace composite panels, profiled steel and rainscreen systems, and put right failed laps, fixings and cut-edge corrosion on tired elevations. Specifications are made to meet current compliance and U-value targets.

5

Asbestos Removal

Solar panels on new dark grey metal roof sheets at Gibson & Goold, Ayr, with scaffold edge protection and the yard below

Older roofs and walls often still contain asbestos cement, which has to be removed and disposed of safely. We carry out non-licensed and notifiable non-licensed removal on sheeting, gutters and downpipes to HSE's industry best practice guidelines. Our business is insured for non-licensed removal works and all our operatives are UKATA trained. Where removal is not the safer option, we encapsulate by overcladding instead.

6

Rooflight Replacement

Two curved barrel rooflights set into a dark grey profiled metal roof, seen close up from a drone

Rooflights bring natural daylight into an industrial roof, but GRP units turn brittle, discoloured and fragile with age. We install new rooflights and replace failed ones with non-fragile units, matched to the profile and specification of the existing roof. Run on its own or as part of a re-sheet, it is a genuine safety upgrade as much as a daylight one.

7

Reactive Maintenance

A leak does not wait, and neither do we. We give same-day cover for leaks and storm damage, making the roof safe and watertight first, then diagnose the cause and quote a fixed-price permanent repair once the building is dry. Annual maintenance contracts keep small roof repairs from becoming major ones.

8

Gutter Cleaning and Refurbishment

Blocked or failed gutters are how most industrial roofs start leaking. We clear, line and repair them, from scheduled clearance with an inspection report through to lining failed valley gutters with CGL and Sharmans systems, which seals them without the cost of replacement. We get to them before a blockage turns into a leak.

Sectors

Sectors we work in across Scotland

We work for the people who own and run the building above them. Industrial estates, public buildings, private homes. Every job starts with a survey and a written specification. Then the right fix for how the building is used, whether that is a recover, a re-sheet, new cladding or a full replacement.

Industrial Roofing and Cladding

Warehouses, factories and distribution centres, re-sheeted or overclad. For operators and site managers who need the building working through the job.

Commercial Roofing and Cladding

Offices, retail units and hotels kept watertight. For landlords, managing agents and the teams who still have to open every morning.

Public Roofing and Cladding

Schools, councils and NHS estates. Handled for estates and procurement teams that need clear paperwork and a fixed programme.

Residential Roofing and Cladding

The same care we bring to industrial work, given to homeowners and residential building clients who want the job done properly.

FAQs

Frequently asked questions

Industrial roofing covers the large roofs and walls on warehouses, factories, distribution centres and similar buildings. It is not house roofing, though we take that on for clients who want the same standard. The materials are different too: metal roof sheeting, composite and profiled panels, single ply, built-up felt and EPDM membranes, plus cladding, rooflights, gutters and cut-edge corrosion. We handle the whole envelope.

We are an industrial roofing and cladding contractor based in East Kilbride. Most of our work is on industrial and commercial buildings: roof sheeting, flat roofing, cladding, overcladding, roof replacement, asbestos removal and reactive maintenance. Our instinct is to save what is there. Where the deck still has life in it, recovering, re-sheeting or overcladding usually beats a full replacement on cost and disruption. We only recommend stripping back when the build-up has genuinely failed.

Yes. We are based in East Kilbride and work across Scotland. That includes Glasgow, Lanarkshire, Stirling, Fife and the wider Central Belt. We also work into the north of England. Not sure your site is in range? Send us the postcode and we will confirm before we book a survey.

We offer emergency repairs for active leaks and storm damage, with same-day response where possible. Tell us the building, the problem and how we get on the roof. Our first step is always to make it safe and watertight, then we plan any permanent repair.

We are an NFRC member and CHAS Elite accredited to the Common Assessment Standard (membership 179269, valid to 12 June 2027). We also hold Alcumus SafeContractor approval, IPAF membership and CITB-registered employer status. On site, our team carries CSCS cards, the CSkills Awards Level 2 Diploma in Roof Sheeting and Cladding, CITB Roofing and PASMA.

Yes. Our work carries a workmanship guarantee. Where we can, we back that up with a manufacturer's system guarantee on the products we install, depending on the system specified. We confirm the guarantee terms in your written specification before any work starts.
