Which flat roofing route your roof needs

Flat roofs start asking for attention when the water stops getting away. You'll see standing water days after the rain, blisters or splits in the membrane, then the first damp patch on a ceiling inside. All of it says the build-up is taking on more water than it can shed.

What happens next comes down to the deck: if it's sound, flat roof repairs can deal with a failed lap, flashing or outlet on their own. Where it's sound but tired, it takes an overlay or recovering. The new single ply, EPDM or built-up felt system gets picked for how the roof is used and what sits on it. A felt flat roof over a corridor needs a different answer from a logistics shed. Where the deck itself has gone, that section is stripped back and rebuilt. And where a flat roof keeps failing because of the way it was built, turning it into a pitched roof takes the problem away for good.

Single ply flat roofing

We fit mechanically fixed or adhered single ply membrane on big flat and low-pitch roofs. It's quick to install and easy to detail around plant and penetrations.

EPDM flat roofing

EPDM is a hard-wearing rubber membrane with very few seams in it. That makes it a good pick on smaller flat roofs that need a long service life and not much looking after.

Built-up felt roofing

Layered torch-on felt, which is proven, hard-wearing and sensible money on a big roof.

Flat roof overlay and recovering

We add insulation and a new covering over a roof that's still sound, so the thermal performance goes up and the leaks stop without a full strip-out.

Flat to pitched roof conversion

We convert a failing flat roof to a low-pitch roof where the structure will take it. Drainage improves and the water runs off instead of sitting there. We check the deck and the loadings on survey first, because not every building will carry one.

How a flat roofing job runs

There are five steps, from the roof survey to sign-off, so you know what's happening and when.

Flat roof survey and condition report

We get up on the roof and look at the deck, the falls, the laps, the flashings and the outlets. We trace where the water's actually getting in, and work out whether the problem is ponding or a membrane that's given up. You get a written report on the roof's condition and how much life's left in it.

Recover, repair or replace decision

Once we know the state of the deck, we set out the options the survey actually supports. That might be a localised flat roof repair, or a recover or an overlay where the roof is still sound. A full strip and replacement is what we specify where nothing lighter will hold. We tell you what each one costs and what each one does to the building while it's happening, so you can weigh that against how you use the place.

System choice and written specification

We match the system to the building and to how exposed it is: single ply, EPDM or built-up felt from Protan, Rubberseal or IKO. Then the full scope, the programme and the price go to you in writing before anything is booked in. Insulation upgrades and the drainage detailing are specified now, not added on halfway through.

Installation around a working building

Our NFRC and CHAS-accredited teams sequence the work so warehouses, factories, schools and offices stay open and dry. We lift and lay in bays, protecting the penetrations and outlets as we go. The roof is weathertight overnight and fully watertight when we finish. Access, edge protection and IPAF or PASMA-trained operatives are planned in from the start, not sorted out on the day.

Sign-off, guarantee paperwork and aftercare

We walk the finished flat roof with you, then hand over the manufacturer's guarantee documentation and the as-installed details. After that we set out a simple inspection routine, because a membrane only reaches its full service life if somebody's up there looking at it now and again.

Frequently asked questions

It depends on the system, and on whether anybody maintains it. A well installed single ply, EPDM or built-up flat roof on a commercial or industrial building gives many years of service. That holds as long as the falls, the laps and the outlets are detailed properly. Where the deck is still sound, a recover or an overlay adds more years before a full replacement comes into it. We put the expected life of the system we specify in writing.

Usually, yes. The deck and the membrane have to carry the load, and the fixings or ballast have to suit the build-up that's there. We check the structure and the state of the membrane first. If the roof is near the end anyway, we'd recover or upgrade it before the panels go on, so you're not paying to lift them all off again later.

We survey it first. More often than not the fault is a failed lap, a flashing or an outlet rather than the whole membrane. Where the deck is sound we patch, recover or overlay, and that keeps the building dry for the lowest sensible cost.

We install single ply, EPDM and built-up felt systems from Protan, Rubberseal and IKO, matched to the building and how exposed it is. Each one carries a manufacturer product guarantee, and that's set out in your written specification.
