Public sector roofing and cladding

Schools, councils and NHS estates set a higher bar before work starts. We clear it as standard: roofing and cladding across Scotland, run around occupied buildings and documented for procurement from the first visit.

Public sector roofing overview

Public sector roofing carries tests that private work does not. The building is occupied by pupils, patients and the public, the spend has to be documented and defensible, and the contractor has to clear the checks a framework or tender sets before a single sheet moves.

Across an estate the work ranges from flat-roofed teaching blocks to ageing depots: recover or overclad where the roof is sound, replace where it is not, deal with the asbestos cement common on older buildings, and keep the gutters ahead of the weather. Each building gets the route its condition justifies, phased around term times and clinical hours.

We hold the accreditations those checks look for, including CHAS Elite and SafeContractor, and every job closes with a record estates and procurement teams can file and defend.

Services

Industrial roofing and cladding services across Scotland.

From refurbishment through to full replacement, we deliver roofing and cladding solutions that match the condition of the building and how it is used. Every recommendation is shaped around what the building actually needs, with work planned to minimise disruption wherever possible.

Overcladding

A new outer skin over a sound but ageing roof or wall. It improves insulation and weather performance across a school or council building without a full strip, and keeps the site open.

Flat Roofing

Single-ply, liquid and felt systems for the flat-roofed teaching blocks, clinics and offices that make up much of the public sector estate. We phase the works around term times and clinical hours.

Roof Replacement

Where a roof is past recovery, we strip and replace it. We install Kingspan systems, with the build-up and U-values written into the specification for sign-off.

Cladding

Compliant cladding systems for public buildings, improving safety, insulation and appearance.

Asbestos Removal

Safe handling and removal of the asbestos cement sheets common on older school and council roofs. The work is carried out non-licensed, following HSE's industry best practice guidelines, by trained operatives.

Roof Light Replacement

Brittle or discoloured rooflights swapped for non-fragile units. That restores daylight in classrooms and corridors and makes the roof safe for future access.

Reactive Maintenance

Quick response from East Kilbride for leaks and storm damage on occupied school, council and NHS buildings. You get a written report, so any follow-up works can go through procurement.

Gutter Cleaning and Refurbishment

Planned clearing and CGL or Sharmans lining of valley and box gutters on large school and estate roofs. This stops internal leaks before they reach classrooms or wards.

Our Process

How a public sector roofing project runs

A documented five step process that satisfies procurement and keeps buildings safe and open.

1
Metal roof of a large building with evenly spaced raised rails running parallel across the surface, bordered by safety railings, set against a backdrop of dense green trees under a cloudy sky.

Survey and condition report

We survey the roof, cladding and wider envelope on your school, council or NHS site and set out its real condition. Estates and facilities teams can then see whether it needs recovering, re-sheeting, overcladding or full replacement before any money is committed.

2

Written specification for procurement

We turn the survey into a written specification with the scope, programme and price. Where replacement is needed, that includes the Kingspan build-up and U-values. The document drops straight into a tender or framework call-off, so the spend stays documented and defensible.

Compliance and asbestos checks

Before work begins, we confirm the accreditations the tender asked for, including NFRC, CHAS Elite and SafeContractor. Where older school or council roofs hold asbestos cement, we plan its removal non-licensed, following HSE's industry best practice guidelines, with trained operatives.

Phased works around occupancy

We sequence the roof works around term times, clinical hours and occupied buildings, so classrooms, wards and offices keep running. Where the deck allows, we recover or overclad to keep noise and disruption down.

Sign-off and ongoing cover

On completion, we hand over a record of the work for your estate files and audit trail. From East Kilbride, we cover reactive call-offs for leaks and storm damage across Scotland. A fix is never far away once the project closes.

FAQs

Frequently asked questions

Yes. Our accreditations cover the checks most public sector and framework tenders set: NFRC membership, CHAS Elite (Common Assessment Standard), Alcumus SafeContractor, IPAF and CITB registration.

Yes. Many older school and council roofs use asbestos cement sheets. We remove failed sheets non-licensed, to HSE's industry best practice guidelines, with trained operatives. Where the roof is sound, we can often recover or overclad it, so the sheets are left undisturbed.

Yes. We phase works around term times, clinical hours and occupied buildings. Recovering or overcladding a sound roof, rather than stripping it, usually keeps disruption and noise to a minimum.

Yes. Every job starts with a survey and a written specification, setting out the scope, programme and price. Facilities and procurement teams then have a documented basis to approve and audit the spend.

Yes. We respond from East Kilbride to leaks and storm damage on occupied school, council and NHS buildings, make the roof safe, and send a written report so any follow-up work can go through procurement.

Yes. Our work carries a workmanship guarantee. Where we can, we back that up with a manufacturer's system guarantee on the products we install, depending on the system specified. We confirm the guarantee terms in your written specification before any work starts.
