Reactive Maintenance
We're reactive maintenance contractors, covering emergency roof repairs and the planned work that keeps them rare. A leak in a working building can't wait until next week, so we stop the water the same day.

Reactive maintenance is for the day it goes wrong
It's for the day something gives: storm damage, a sudden leak, water coming in where it never has before. An emergency roof repair deals with that day. The rest of what we do here is about having fewer of them.
First job is to make it safe and stop the water. Then we trace the leak back to the true entry point, not the stain underneath it, and price the permanent industrial roof repair off a photographed assessment. The rest of the service is there so it doesn't happen twice: drainage clearances, condition reports and planned visits that pick faults up while they're still small.
The repair you approve is the repair that gets done, assessed and priced in writing once the building's dry. Our industrial roofers work out of East Kilbride, so the Central Belt is quickest, and we cover the rest of Scotland from there.
Independently assessed and approved by key industry organisations.

What we cover
What our reactive maintenance service covers
When something goes on a roof you want one number to ring, not three. Here's what's covered, from emergency make-safe through to the permanent repair.

Emergency repairs
You get same-shift weather cover for leaks, storm damage, lifted laps and blown flashings, and once the building's dry we specify a fixed-price permanent repair.

Leak diagnosis and tracing
We find the actual entry point, not just the drip below it. That's what makes the repair hold.

Lifecycle and condition reports
You get a photographed survey of the roof, the gutters and the details, with every finding graded. It says what needs doing now, what can wait, what can be recovered and what needs replacement.

Drainage clearances
We clear the gutters, outlets and downpipes, which stops standing water, overspill and the corrosion that follows it.

Planned maintenance visits
We book inspections in so the small faults get caught early, and they keep your records straight for insurers and surveyors too.

Roofs we repair
We repair single ply, felt and metal roofs, matching the patch to whatever's already up there. If your build-up is something else, say so on the call and we'll tell you straight away whether it's ours.

Our Process
How an emergency roof repair runs, from call to written fix
An emergency repair runs to five steps, and the first two of them happen the day you ring us.

Call and triage
Tell us the building, what's happening inside, and how we'd get on the roof. One site or a whole portfolio, it makes no difference to how we take the call. We sort the priority there and then. We're quickest across the Central Belt, because we work out of East Kilbride.

Make it watertight the same day
We stop the water first, with same-shift weather cover or a temporary repair. The floor underneath stays dry and you keep using the building. Storm damage, lifted laps and blown flashings get held safe until the weather lets us do the permanent fix.

Trace the true entry point
Water runs along the deck before it drips, so we find where it's really getting in instead of patching under the stain. Get that wrong and the repair doesn't hold.

Written assessment and fixed price within the working week
Once the building's dry, we send you a photographed assessment. It grades what needs doing now and what can wait, and gives a fixed price for the permanent repair. If you're putting in an insurance claim for storm or accidental damage, the report and the photographs are what your insurer will want to see.

Repair the area, or move to planned cover
We patch, re-seal or re-sheet the area that's gone. We'll only tell you to renew it when the build-up has failed right across the roof rather than at one point. After that, estates and facilities teams usually put us on planned inspections, so the next small fault gets picked up before it turns into another emergency.

FAQs
Frequently asked questions
The first visit is about making the roof safe and watertight, and the lasting fix gets planned after that. We're quickest across the Central Belt, because we're based in East Kilbride. Ring us with the building, the problem and how we'd get on the roof.
It depends on your policy and on what caused it. Storm and accidental damage are often covered, and wear over time usually isn't. Where there is a claim, our written assessment and photographs are what you send the insurer.
Most leaks come from one repairable fault rather than a failed roof, so we stop the water and fix the cause. We only recommend a full roof replacement when the build-up has failed right across the roof rather than at one point.
Yes, we take reactive call-outs and planned condition checks for estates and facilities teams across a portfolio. The condition reports are what let you catch small faults before they turn into emergencies.
Yes, and there are two. Our workmanship guarantee covers the job we've done, and the systems we install carry the manufacturer's product guarantee on top of it. How long that second one runs depends on which system is specified. Both sets of terms are in your written specification, so you can read them before you commit.
