Commercial roofing and cladding across Scotland

Commercial roofing has to work around the business underneath it. We look after offices, retail units and hotels, with the work planned around your hours so the building stays open, presentable and trading.

Commercial roofing sector overview

Commercial roofing is judged by more than the weather it keeps out. A stained ceiling, a shabby frontage or a closed floor costs trade, and on a leased building the repairing obligation has to land with the right party before any money is committed.

The routes run from a repair or recover on a tired flat roof, through recladding a worn elevation, to gutter, rooflight and planned maintenance work that stops the next failure arriving. The survey decides the least disruptive fix that genuinely holds, and the specification is written so a landlord, tenant or managing agent can act on it.

We plan every stage around opening hours and footfall across Scotland: noisy work in the quiet windows, public areas kept clean and safe, and the finish neat where customers can see it.

Services

Industrial roofing and cladding services across Scotland.

From refurbishment through to full replacement, we deliver roofing and cladding solutions that match the condition of the building and how it is used. Every recommendation is shaped around what the building actually needs, with work planned to minimise disruption wherever possible.

Overcladding

A new outer skin over tired walls or roofs. It refreshes the elevation of an office or retail unit and lifts insulation in one pass. No need to move out.

Flat Roofing

Single-ply and felt flat roof systems for offices, shops and hotels. We keep them watertight, with neat detailing where the public can see it.

Roof Replacement

When a commercial roof is past patching, we strip and replace it. We install Kingspan systems and phase the work around trading hours so the doors stay open.

Cladding

Wall and roof cladding for offices, retail units and hospitality buildings. New panels or rainscreen where the elevation needs to look right as well as keep the weather out.

Solar panels installed on a large metal industrial rooftop under a clear blue sky, with industrial buildings and parked vehicles visible in the background.

Asbestos Removal

Safe removal of asbestos roofing and cladding from older commercial premises. Carried out non-licensed to HSE's industry best practice guidelines, and fully documented.

Roof Light Replacement

Cracked or yellowed rooflights swapped for clear, weathertight units. That brings daylight back into the floor below, without a full roof renewal.

Reactive Maintenance

A leak does not wait for closing time. We respond quickly from East Kilbride, make the roof safe, then plan a proper repair around your hours.

Gutter Cleaning and Refurbishment

Cleared and lined gutters stop leaks staining ceilings and walls inside an office, shop or hotel. We schedule the work outside busy trading periods.

Our Process

How a commercial roofing project runs

Five steps that take a project from first enquiry to handover with as little disruption to your business as possible.

1
Metal roof of a large building with evenly spaced raised rails running parallel across the surface, bordered by safety railings, set against a backdrop of dense green trees under a cloudy sky.

Survey while you trade

We visit the office, shop or hotel and survey the roof and cladding without closing you down. We check the build-up, the gutters and any rooflights. We also note where access sits above public or tenant areas, so the later work can be planned around footfall.

Written specification, programme and price

You get a written specification that sets out whether we recover, re-sheet or overclad the existing roof before any full replacement. It comes with a programme and a price. The repairing obligation usually sits with either the landlord or the tenant, so the document is written for a landlord, tenant or managing agent to act on.

Scheduling around your opening hours

We agree dates that fit how the building is used. That can mean early starts, evenings or quieter trading days where the work would otherwise sit over a busy shop floor, reception or restaurant. Noisy or dusty stages are booked for the times that affect customers and staff least.

Safe, tidy work on an occupied building

Our operatives are IPAF and PASMA trained for the powered and tower access an occupied site needs. Plant, edge protection and material handling stay clean and controlled around staff, customers and the public. Detailing on parts the public can see is finished neatly. We leave the site clear at the end of each shift.

Sign-off and a point of contact for repairs

We walk the finished roof with you or your facilities manager. We hand over the specification and the product details for the systems we installed. You also get a direct point of contact from East Kilbride, so commercial roof repairs are dealt with quickly if a leak appears later.

FAQs

Frequently asked questions

Yes. For offices, shops and hotels we plan the work around your trading hours and footfall. That includes early starts, evenings or quieter days. The building keeps running while the roof is repaired or replaced.

It depends on your lease. The repairing obligation for the roof usually sits with either the landlord or the tenant, depending on the terms. We are happy to survey the roof and provide a written specification that either party can act on.

Flat roofs are common on offices, retail units and hotels. They make better use of the footprint and give a tidy place for plant and services. They do need the right system and detailing to stay watertight. That is what we survey for first.

We work across Scotland from our base in East Kilbride. That covers Glasgow, Lanarkshire, Stirling, Fife, Ayrshire and the wider Central Belt and into the north of England. We respond fast. That means commercial sites get attention quickly when a roof needs it.

Yes. Elite Roofing Scotland is NFRC, CHAS and SafeContractor accredited, and our teams hold CITB and IPAF certification.

Yes. Our work carries a workmanship guarantee. Where we can, we back that up with a manufacturer's system guarantee on the products we install, depending on the system specified. We confirm the guarantee terms in your written specification before any work starts.
