Industrial roofing and cladding sector overview

Industrial roofing wears where the weather and the workload meet: laps open, cut edges rust, gutters silt, and single-ply flat areas reach the end of their life while production carries on below. The right time to act is before any of that reaches the stock or the line.

The right fix depends on what the survey finds, and it is rarely one job for the whole roof. Failed bays get re-sheeted, tired elevations get overclad, gutters are renewed where they have gone, and the asbestos cement common on older units is handled in the same programme. Only the areas that have genuinely failed are replaced outright.

We are set up for working factories and warehouses across Scotland: access agreed around shifts and deliveries, each bay left weathertight at the end of the day, and one written specification for finance to sign off before anything starts.

Overcladding

A new outer skin over a tired but sound industrial roof or wall. It lifts weather performance and insulation. No full strip-out, and no shutdown.

Flat Roofing

Single-ply and waterproofing systems for the flat and low-pitch areas on industrial buildings, from office blocks to plant rooms. We use Protan, Rubberseal or IKO.

Roof Replacement

Where the deck or covering has reached the end of its life, we strip and replace it with a Kingspan system. We plan it in phases so the building keeps operating.

Cladding

Roof and wall cladding for warehouses, factories and distribution units. We install and replace composite panels, profiled steel sheeting and rainscreen, and treat cut edge corrosion where the sheets are still sound.

Asbestos Removal

Non-licensed asbestos cement sheet removal to HSE's industry best practice guidelines, common on older industrial units. Insured for non-licensed removal, with UKATA-trained operatives.

Roof Light Replacement

Brittle or discoloured GRP rooflights swapped for non-fragile units. That brings daylight back to the floor and makes the roof safe to walk for future work.

Reactive Maintenance

Storm damage or a sudden leak over a working line needs stopping before it reaches the stock. We get out from East Kilbride, make the roof safe the same day, then price the permanent fix once the building is dry.

Gutter Cleaning and Refurbishment

Blocked and corroded valley gutters cause overflow leaks on warehouse and factory roofs. We handle gutter cleaning and lining on the long valley and box gutters to stop them, using CGL and Sharmans systems where a liner is the right fix.

Survey the whole envelope on a working site

We walk and measure the full roof and wall envelope of your warehouse, factory or distribution centre. We record sheet and lap condition, corroded cut edges, blocked valley gutters and any failed single-ply or other flat areas. Production never stops on the floor below.

Set out one document you can sign off

You get a written specification with a programme and a price, not a bare quote. It marks, area by area, where sound roof can be recovered, re-sheeted or overclad and where the covering has genuinely failed and has to come off. Finance and facilities approve one clear scope. No surprises mid-job.

Plan access and safety around your operation

Before anyone goes up, we agree access, exclusion zones and working hours with your site team. We issue method statements and risk assessments. The team holds IPAF, PASMA and CSCS cards, so the job can run safely over a floor that is still in use.

Work in phases and stay watertight

We work the roof bay by bay. Each section stays weathertight as we go, and noisy or disruptive work is timed around shifts and deliveries. The line keeps running and stock stays dry while the roof is renewed above you.

You get the manufacturer's guarantee for the systems we installed, plus photographs of the finished work. We flag what to watch. It is why a lot of clients bring us back for the next phase and for gutter and maintenance visits.

Industrial roofing covers the large-span roofs and walls on warehouses, factories and distribution centres. It is usually profiled metal sheeting, overcladding or single-ply over big flat areas. The build is for span, weather performance and easy access for maintenance. Not the look of a house roof.

They overlap, but they are not the same. Industrial roofing covers production and storage buildings like factories and warehouses, where span, continuity and access drive the spec. Commercial roofing covers offices, retail and hotels, where appearance and tenants weigh more. We work across both.

In most cases, yes. We phase the work and recover or overclad sound areas rather than strip the whole roof at once. The building stays watertight and your operation keeps running while we move across it.

It depends on the survey. If the deck and existing covering still have usable life, recovering or re-sheeting over them is faster and cheaper than a full strip-out, and the structure stays in place. We advise a complete replacement only once the survey shows the covering has genuinely failed. Either way, you get the finding in writing with a programme and a price.

We do. Planned gutter cleaning and roof inspections catch small faults before they become leaks, and industrial clients on a plan get priority response for repairs.

Yes. Our work carries a workmanship guarantee. Where we can, we back that up with a manufacturer's system guarantee on the products we install, depending on the system specified. We confirm the guarantee terms in your written specification before any work starts.
