Gutter Cleaning & Refurbishment

We're industrial gutter contractors, and we clear, repair and line gutter runs before they start letting water inside. Most of the time the lining goes straight over the metal that's already up there, so the run stays on the building.

Gutter cleaning first, lining next, replacement last

Industrial gutter cleaning is due long before anything shows up inside. You'll see it outside first: overflow at the joints, a stain running down the wall, something green growing in the run. By the time damp shows at floor level, the water has usually been getting in for months.

What we do depends on the state of the metal. A run in decent shape gets cleared and inspected, and worn joints get sealed and repaired. A run that's going gets a gutter liner fitted over the existing metal, and that gutter lining buys years without taking anything off the building. Only a run that's past lining gets replaced.

We walk every run, and you get it photographed and written up before anything is priced. The recommendation comes with a clearing schedule, so the same problem isn't waiting for you next winter.

What we cover

What our gutter cleaning service covers

Gutters are cheaper to look after than to fix. Here's what we do across rainwater systems, from clearance and testing through to full refurbishment.

Metal roof of a large building with evenly spaced raised rails running parallel across the surface, bordered by safety railings, set against a backdrop of dense green trees under a cloudy sky.

Drainage checks and condition reporting

We check the outlets, the downpipes and the falls. You get it in writing, so repairs go in the budget instead of the emergency line.

Gutter cleaning and clearance

We clear the debris, the silt and the standing water out of valley and eaves gutters. Then we check the outlets and downpipes are running.

Gutter lining

We line worn gutters where they sit, using CGL and Sharmans systems. Splits and joints get sealed at the same time, so nothing is left to open up over winter. The gutter stays on the building.

Gutter repair and joint sealing

We fix failed laps, splits and corroded sections, then treat the metal and reseal the run.

Gutter replacement

Where a gutter's past lining, we replace the section or the whole run. New outlets and downpipes go in at the same time.

Systems we install

We fit CGL and Sharmans gutter lining systems straight over the existing metal. The survey tells you which of the two suits your profile and how far gone the run is.

Our Process

What happens on a gutter clean and line

Five steps take you from the survey to the water test, finishing with a clearing schedule that suits your building.

1
Metal roof of a large building with evenly spaced raised rails running parallel across the surface, bordered by safety railings, set against a backdrop of dense green trees under a cloudy sky.

Survey and safe-access plan

We come out and look at the gutter runs, the outlets and the downpipes, then work out how we get to them safely. Most factory and warehouse gutters sit high up over yards and plant. The IPAF or PASMA access gets planned around how you use the site, before anything is booked in.

Clear and inspect the line

We clear the debris, silt and standing water out of the valley, eaves and box gutters. As we go we check the outlets, the downpipes, the laps and the joints. You can't tell the state of the metal until it's clear, and you certainly can't tell from the ground.

Written report and price

You get photographs of every run and a written report on what we found and what it needs. That might be a clean on its own, gutter lining, a repair, or replacement. The price is set out up front, so you can get the work planned before the next wet spell.

Line, repair or replace

A worn run gets a new CGL or Sharmans liner fitted straight over the existing profile. Splits and corroded laps get resealed at the same time. We only renew gutters, outlets and downpipes where the metal is past lining.

Water test, sign off and a clearing schedule

We run water through the line to prove it drains, then sign the work off with photographs. After that we set an industrial gutter cleaning schedule to suit your building and how much muck it catches. Book the next clear while we're there and you're ahead of the weather rather than chasing a leak.

FAQs

Frequently asked questions

Once or twice a year is usually right, and more often if there are trees nearby or anywhere else debris builds up fast on industrial gutters. Clearing them is a fraction of what it costs to put right the water damage an overflow does inside.

It depends on how much gutter there is, how we get access to it, and what state it's in. You'll get a price up front, and we'll tell you whether a clean will do or whether it needs lining or replacing.

Often we can. We repair and re-line the existing run with CGL and Sharmans gutter lining systems, which keeps the metal on the building and adds years to it. We only move to full replacement when the metalwork is beyond repair.

When a gutter blocks or corrodes, the water backs up and goes over the edge or through the joints, then tracks into the structure. Clearing and sealing the line stops that. It's a far smaller job than putting right what the water does inside.

Yes, we do both. We're based in East Kilbride and work right across Scotland, from Glasgow and Lanarkshire through Stirling, Fife and the wider Central Belt, and into the north of England. If you're not sure your site is in range, send us the postcode and we'll confirm before we book a survey.
